Verify identity, authority, property condition, building rules, costs, and contract terms before transferring money.

Verify the owner, agent authority, property, and permitted use

Verify the owner's identity and title evidence, the agent's written authority, the exact unit, permitted occupancy, association status, and any restrictions before paying.

Inspect access, condition, utilities, safety, and neighborhood

Inspect water, power, drainage, locks, fire exits, appliances, pests, noise, flooding, mobile signal, internet options, access routes, and neighborhood services at realistic times.

Review contract terms, deposits, inventory, and exit clauses

Read every rent, deposit, advance, repair, renewal, escalation, access, guest, subletting, notice, termination, and dispute clause; reconcile contradictions in writing.

Recheck the live page or signed terms immediately before payment, travel, filing, treatment, or handover. Record screenshots or receipts privately and never publish identity documents, account details, or medical records.

Document handover, payments, contacts, and unresolved defects

Photograph and sign a condition inventory, record meters and keys, use traceable payments, and keep owner, manager, association, utility, and emergency contacts.

If the evidence conflicts or the consequence is material, pause and ask the responsible authority or an appropriately qualified professional to review the current facts. ExpatShield does not decide eligibility, safety, legal rights, medical suitability, or financial outcomes.
